What is BMVwarehouse? Launched in June 2007, BMVwarehouse is a market leading source of packaged and negotiated Off-Market Below Market Value, BMV, property deals and associated tools and services for professional property investors. Through our sister company Andaine Associates we also source off-market land and development opportunities.
The property deals we source are in the main heavily discounted due to the vendors being highly motivated to sell quickly for whatever reason or because they are financially distressed. For these vendors speed of deal completion is more important than the purchase price. We offer these vendors an extremely quick solution by giving them direct access to experienced investor buyers that are willing and able to complete the transaction in time scales that would be very difficult to match through a traditional open market estate agency sale.
How does BMVwarehouse work? It’s really very simple; We broadcast deals to our registered members by email, if you see a deal you want to take you let us know quickly by return email. Provided you are first to reply and are able to prove your ability to finance the transaction, we will manage the whole conveyancing process for you and enable you to buy the property. You will notice that we do not have a property listing or search facility on this web site, this is because the deals that we source are time critical and are so attractive that they will be taken by one of our members within a couple of hours of broadcast; The deals simply don’t sit around long enough.
Please note that In order to act upon the deals we broadcast you will need to have the knowledge and experience to make quick decisions and in most cases be able to exchange and complete within 28 days or less. You will therefore need to have funding in place for deposits and access to mortgage brokers and or lenders that are specialists in buy to let and commercial lending. What’s the story behind BMVwarehouse? As active property investors, on a daily basis we are offered distressed sales and BMV property deals via our own advertising or through our network of contacts. Often these deals don’t fit our buying criteria for one reason or another, but many of them are genuine BMV property deals and genuine investment opportunities. We created BMVwarehouse as an efficient way of making sure that these property deals go to a good home.
From our small beginning, we have now built a network of associates spread across the whole of the UK who are experts at finding motivated vendors and negotiating great BMV investment property deals on behalf of BMVwarehouse.
