I’m sure you will have heard the phrase “Lease Option” and lots of people talking about option agreements, but what exactly is a “Lease Option Agreement” and how can it benefit You as a serious Investor?
In simple terms, an “Option Agreement” gives the holder choice or freedom. Depending on the wording in the agreement, the seller gives the holder of the option exclusive freedom to buy, use or sell the property, or a combination of these freedoms. If during the term of the option the holder chooses to buy, the seller must sell. Options are not new, they have been in use in the UK in connection with property for a very long time! An option effectively allows the holder to joint venture with time!
A “Lease Option” gives the holder the freedom to buy when he or she chooses to do so within an agreed term at an agreed price and also gives the holder the right to use the property during the term of the agreement, even if the holder decides not to buy.
Imagine for a moment that you are the proud owner of a Lease Option Agreement and have the legal right to buy a house for 90% of its market value today – let’s say £90,000 is your fixed purchase price. In 6 years time the house is worth £150,000, which is not entirely unreasonable, you may agree. You have an agreed purchase price of £90,000 but the house is now worth £150,000. That is a £60,000 gross profit in your favour.
But that’s not all. During those 6 years You have been letting the property to a tenant (or had someone else doing it for you) and have been enjoying a monthly profit of £100. So you now have a £60,000 gross profit from the equity in the property and you have enjoyed £7,200 of rental profit over the 6 years on a property you didn’t even own!
